Dear friends,

When I started Residencias Los Jardines, I started writing a weekly news letter -determined to tell all the good, bad, and the ugly. I knew some readers would be interested in the construction process. I expected others might be interested in the lifestyle of two people who had decided to live outside the box. For others, the adventures of Lita, the parrot and the cat took on an entertainment saga all its own.

Residencias Los Jardines is finished. We periodically have resales and rental availability. Some readers may be interested in this information.

More and more, the content will be dominated by events of our new project, "El Dorado" for short. While the future is always uncertain, I again aim to tell it like it happens -the good, the bad, and the ugly, and that is what follows.

Updates about Hacienda El Dorado

Rio Oro: My focus this week has been the cash flow analysis of the pre-construction phase. Not any progress on this as hosting duties have taken their toll.

Bamboo: cut and ready for planting but it hasn't made it into the ground for reasons unknown...

Internet: We lost the RACSA address and have established a new official address: ResidenciasPropertyManagement@gmail.com.

Cable TV: As often times happens, both CableTica and AMNET don't pay their bills on time and the US based server cuts them off and there go the channels. This month, both companies had problem. Of course they always blame the other guy but it's pretty strange that it occurs at the end of the month. In this case, CableTica was totally down for 18 hrs, then lost Channels 69, 70, and 71... So did AMNET.

A Battle of Wills: the three composting bins are nearing full capacity.

Repair of lower parking area: haven't started on this yet.

Commercial: Promotion: We had a Wal-Mart ad agency here this week doing some shooting using Los Jardines as a back drop for a lifestyle commercial.

Market Activity: Sales: One European-S. Am interested this week -he's currently considering a unit. At last conversation, they are likely to be a few dollars apart on agreement. We'll see.
Rentals: We had a previous client return on a short term rental while he deals with a family emergency. We had several inquiries but all around the $1,500 range which is $100 to $150 less than we're ready to accept.

Our Lives

WEATHER: the afternoon rains have been pretty regular all week -sunny skies, clouding over around noon, rains in the afternoon for 30-45 min. followed by clearing skies.

Friends Arrived: Friends have kept me from advancing the spreadsheets. Their dental work is progressing but it's a long, complicated affair... 5 implants and 17 crowns is not a light undertaking. We're off to the beach for a couple days between dental appointments.

Cars: I's still laughing over the suggestion I buy a lovingly maintained slightly used and often washed Bentley... the owner has agreed to include his hat... in similar condition... but since my car actually worked, more or less all week, I'm a harder sell.
